Final Commissioning and Post Occupancy
The CxA record the results of the functional test on the procedure or test form. All deficiencies identified during the verification testing are documented on an issues list standard form and reported to the owner. The deficiency report includes all details of the components or systems found to be non-compliant with the parameters of the test plans. The report details the adjustments or alterations required to correct system operation, at which time owner will identify the responsible party.
Corrections of minor deficiencies identified may be made during the tests at the discretion of the CxA with the concurrence of the owner. In such cases the deficiency and resolution will be documented on the procedure form. Every effort will be made to expedite the testing process and minimize unnecessary delays, while not compromising the integrity of the procedures.
Once all equipment is fully commissioned and all systems are fully debugged and operational, Greener Engineering Inc. takes the commissioning process one step further. Greener Engineering Inc. collects all the information on the building MEP systems and creates a preventive maintenance database and schedule using Microsoft Access software. When the database is complete we provide a hand held computer with full access to the database.
